David Michelson has more than 35 years of development experience throughout California, Arizona and the Western United States. He was a part of a team of industry executives that developed, owned and managed over $1 billion of both single family and multi-family developments, achieving superior results during both cyclical downturns and periods of market resurgence.
Mr. Michelson has syndicated single-family and multi-family projects and built over 5,000 units of conventional apartment dwellings and several senior-orientated apartments between 1985 and 1994. These projects have been undertaken either in joint venture or partnership with other investors. In 1994 in partnership with Mr Emsiek, over 400 single family homes and other assets were jointly developed.
From 2002 to 2006, Mr Michelson – through Three Arch Investors, L.P. – entitled and built more than 700 multifamily units in Riverside County. During the economic downturn, Mr. Michelson elected not to sponsor any real estate partnerships, until the resultant discounts in valuation provided substantial cash-on-cash returns. Beginning in 2010, three partnerships were organized to flip single family homes in both Los Angeles and Orange County. In 2011, additional partnerships were created to hold distressed single family homes as long-term rentals in Las Vegas. Current projects include multi-family developments on the West Coast.
David Michelson lives in Lake Oswego, Oregon with his wife, Kathleen, of 40 years. During 35 of those years, the Michelsons lived with their three children in Orange County.
